Residential Surveys

Why have a survey?

Avoid costly surprises

Buying a property is likely to be your biggest investment. A survey picks up problems before you’re legally committed, and any defects found may help you renegotiate the price, often covering the cost of the survey.

Clear, practical advice

I carry out a thorough visual inspection, inside and out. My report is written in plain English, with colour-coded ratings showing which issues are serious or urgent.

Your lender’s valuation isn’t enough

A mortgage valuation is for your lender, not you. It doesn’t assess the property’s condition or advise on repairs, and you can’t legally rely on it.

Why choose a Chartered Surveyor?

As an RICS member, I work to strict professional standards. I act for you alone, not the lender or estate agent.

I offer two levels of RICS survey:

RICS Home Survey – Level 2 (formerly the Homebuyer Report)

Suitable for most houses, bungalows and flats built after about 1900 that are in reasonable condition. A visual inspection with traffic-light condition ratings, highlighting problems that need attention and anything that needs further investigation.

RICS Home Survey – Level 3 (formerly the Building Survey)

The most thorough survey. Recommended for period and listed properties, homes built in unusual ways, properties you plan to alter, or anywhere in poor condition. Covers construction, defects, likely causes, repair options and ongoing maintenance, with a full photographic record.

Valuations

I provide RICS Red Book-compliant Valuations that are produced by RICS Registered Valuers. This service is essential for Help to Buy, Shared Ownership, Probate and Private Sale purposes.

Fees

Fees depend on the property’s size, age and value.
